Report the type & condition of: wall covering materials, the eaves, soffits & fascia, a representative number of windows, all exterior doors, flashing & trim, adjacent walkways & driveways, stairs, steps, stoops, stairways & ramps, porches, patios, decks, balconies, garages & carports, railings, guards & handrails. Vegetation, surface drainage, retaining walls and grading of the property where they may adversely affect the structure due to moisture intrusion.


Inspect from ground level or the eaves and from the attic, report the type & condition of: the general structure, the roof covering material, gutters, downspouts, vents, flashing, skylights, chimney and other roof penetrations.


Report the type & condition of: the foundation, basement, crawlspace and structural components, access location to the under-floor space, wood in contact or near soil, water penetrations, indication of possible foundation movement and cutting, notching & boring of framing members that may present a structural or safety concern.



Report the type, condition & location of: main water and fuel shut-off valves, water source, water heating equipment including energy source, capacity & TPR valve, interior hot & cold water system for adequate supply & drainage from all fixtures & faucets, toilets, sinks, tubs & showers, drain, waste & vent system, drainage sump pumps with accessible floats and location of observed fuel storage system.  Describe water leaks observed during the inspection as well as toilets that are damaged, loose, leaking or had tank components that did not operate.


Report the condition of: the service drop, overhead service conductors & attachment point, the service head, drip loops, mast & conduit, meter & base, service entrance conductors & clearances, main service disconnect,& amperage, panel boards, unused openings & overcurrent devices, type of wiring, a representative number of switches, lighting fixtures and receptacles including AFCI protected, and those with incorrect polarity, not grounded, arcing or excessive heat and those not functioning, all GFCI receptacles & breakers using a GFCI tester and the absence of smoke & carbon monoxide detectors.


Report the type, condition & location of: the thermostat used for heating and/or cooling, the main heating method & energy source, the main cooling method, report if either system did not operate using normal controls, is deemed to be inaccessible or deemed to be temporarily inoperable due to seasonal temperature.



Report the type, condition & location of: readily accessible & visible portions of the fireplaces and chimneys, lintels above fireplace openings, damper doors by opening & closing them if readily accessible & manually operable, cleanout doors & frames, evidence of joint separation, damage or deterioration of the hearth, hearth extension or chambers, the lack of a smoke detector and carbon monoxide detector in the same room as the fireplace.

Report the condition of: a representative number of doors and windows by opening & closing them, leaking thermo pane window seals, floors, walls & ceilings, stairs, steps, landings, stairways & ramps, railings, guards & handrails, improper spacing between intermediate balusters, spindles & rails,  garage vehicle doors and the operation of garage vehicle door openers using normal controls including photo-electric safety sensors.
